How many units are planned to be built?
The present plan anticipates the construction of up to 90 units in 5 to 6 phases. There will be a mix of various sized townhouses and one 4 story building with two bedroom "flats". The first floor will accomodate covered parking.

Do ALL occupants/owners have to be age 55 or over?
No. One record title holder, who must also be an occupant, MUST be aged 55 or older.  NO occupant may be less than 25 years of age. Relatives, friends, children or grandchildren may stay for periods not to exceed 60 days.

Will there be a pool or clubhouse?
No. The developers polled many similar condominium communities and found that, in speaking to owners and trustees, pool and clubhouse rarely were used (especially in the Northeast) and were an unnecessary financial drain on the condominium budget and an insurance liability.

What is the body of "water" that shows on the site plan at the back of the site?
There is a retention pond as part of the drainage system of the property.

What are the common elements of the property?
The driveways, landscaped areas, courtyards, and exteriors of the buildings.

What is the proposed condominium fee?
The proposed monthly condo fee is $217.80.  A copy of the proposed budget is available for review. The fee includes a replacement reserve for future replacement of roof shingles, driveways, and the like.

Are pets allowed?
YES. The Village at Broad Meadow is a “pet-friendly” community. One domestic pet per unit is allowed, subject to the terms outlined the master deed.  There is no weight limitation.

What are the proposed real estate taxes?
Based on assessment in the $400,000 range, the annual real estate taxes are estimated to be in the $3500 to $4000 range per year.
